Directions: From Paradise: Head east on KS-18 for 0.2 mile. Then turn north onto CR 659 and drive for 6.6 miles. Turn east onto CR 412 and go 2 miles. Then turn north onto S 200th Ave. and drive for 1.5 miles and turn east onto W 230th Dr. and go 1/4 mile. The property is on the south side of the road.
Description: This 322.71 +/- acre tract between Covert and Paradise in Osborne County, Kansas provides multiple opportunities for many different types of buyers. Currently, 242.49 acres are enrolled in a CRP contract which will be expiring on September 30, 2020. This contract pays $49.23 per acre for a total income of $11,938. The property has been approved for re-enrollment, but a buyer closing prior to October 1, 2020 would not be able to assume the new contract and would be required to wait until 1 year of ownership has passed to re-apply. There is some compliance work to be done to mitigate brome in certain parts of the property and can be explained in further detail over the phone. If a buyer were to wait to close until after October 1, 2020, the new contract can be assumed. Because of the expiration year on the CRP contract, there are other options to a buyer as well, including using the property for pasture or farming it. There is good exterior fencing on this tract, except for between the neighboring 121 acres to the west. This would require 1 mile of fencing with the way the property lines run. For additional income, the waterways and areas along the wooded draws could be hayed. One of my favorite parts about this farm is the diversity of landscape it holds. The terraced CRP fields have excellent terrain, hiding different timbered draws. There is currently one food plot and a couple of other excellent locations where food plots could be cleared. The sellers have planted strips of milo along the terraces for additional food sources for pheasants and deer. The amount of deer sign on this property is outstanding with rubs and scrapes, and many nice deer having been killed. In the southeast part of the land, there is a roughly 1/2 acre pond with a dock. Every time I've been at the property there have been ducks in the marshy area above the pond. The photo of the mounted deer is actually a pair of sheds that were picked up on the property a couple years ago and were mounted. Pheasants have been plentiful and many successful hunts have been had on this property over the years. While photographing the property I saw two coveys of quail and a healthy number of pheasants.
